Tier 1
VAT qualification report
A clear, written answer on whether your project can be charged at 5% or 0% VAT instead of 20%, so you know where you stand before you commit to a price.
The question it answers
“Does my project qualify for a lower rate of VAT?”
1 · Who it is for
For anyone at the start of a project: buying a site, weighing up a conversion, or about to go out to tender.
What you receive
-
A straight answer
Qualifies, partly qualifies or does not qualify, stated plainly at the top so you know where you stand.
-
The reasons, in writing
A short report explaining the answer, so you, your builder and your advisers can rely on it.
-
What to keep on file
The documents you will need to hold to support the lower rate.
-
What to watch for
Anything that could change the answer as the project develops, flagged early.
2 · How it works
Straightforward for you, from first contact to a clear answer.
- 01
Tell us about the project
Send us what you have: plans, planning documents and a short description. A quote helps but is not essential at this stage.
- 02
Agree a fixed fee
You know the cost before any work starts.
- 03
Receive your report
A short, plain-English document with the answer up front.
- 04
Decide your next step
If the project qualifies, we can go on to rate your quote line by line, with the report fee credited against it. If it does not, you can price at 20% with confidence.
3 · Not included
What this does not cover.
So you know exactly what you are paying for.
- The rate for each item on your quote. That is the line-by-line analysis.
- Calculating the VAT saving on your quote.
- Dealing with HMRC on your behalf.
4 · Questions
Before you instruct us.
What if my project does not qualify?
Then we will tell you, clearly. Knowing early means you can price the project at the right rate from the start, with no surprises later.
Do I pay twice if I go on to the full analysis?
No. If you instruct the line-by-line analysis within the agreed period, the report fee is credited against it.
How early should I get in touch?
As early as you can. The best time to get the VAT right is before your builder prices the job.
Next step
Send us the quote. We’ll tell you whether there’s anything to save.
Upload your builder’s quote or tender. We look at the project and the pricing and tell you whether a lower rate is worth pursuing, before you commit to anything.
- Fixed fee, agreed up front
- Every rate tied to the legislation
- We'll tell you if it's 20%
