Line-by-line VAT analysis

We go through your builder's quote or tender line by line and confirm the right VAT rate for each part of the job, with the paperwork to back it up.

The question it answers

“What VAT should be charged on each part of my quote, and can I prove it?”

1 · Who it is for

For clients with a quote or tender in hand who are ready to appoint a builder, and for contractors who need to price a job at the right rates.

What you receive

  • Your analysis report

The VAT position on your project and the reasons for it, set out clearly and supported by the relevant law and HMRC guidance.

  • A schedule for pricing

Every item on your quote with its rate, ready for your builder to price from.

  • A letter for your builder

Telling them which rates to charge and what to do about any invoices they have already raised.

  • Your saving, in pounds

The VAT at each rate and the difference against the original quote.

  • Support while you price

Answers to your questions, and your builder's, while the tender is live.

The pack

Four documents. One defensible answer.

  • 01

    Analysis report

A written report setting out which rate applies and why, with the legislation and HMRC guidance cited.

The main document. Proof the work was done properly.

  • 02

    Materials schedule

A spreadsheet listing every item in the job with its rate and the reason for it.

So the builder knows exactly what to charge on what.

  • 03

    Contractor letter

A letter you hand to your builder: the rates to use, how to treat materials, what to do about invoices already raised.

Turns the analysis into correct invoices.

  • 04

    Cost calculation

The worked figures: VAT at each rate, and the difference between what was quoted and what is due.

The number you actually care about.

4 · Questions

Before you instruct us.

What do you need from me?

Your builder's quote or tender, and any plans or planning documents you have. We will let you know if we need anything else.

Who is responsible for charging the right rate?

Your builder, as the business doing the work. Our analysis gives them a clear, documented basis for the rates they charge, and gives you confidence that you are paying the right amount.

My builder has already invoiced at 20%. Is it too late?

Not necessarily. Get in touch and we will look at where things stand. Our letter to your builder covers invoices already raised as well as future ones.

Next step

Send us the quote. We’ll tell you whether there’s anything to save.
